    Don’t Panic If You’ve Got an HVAC Leak

    If your HVAC unit has a water leak, don’t panic. That water is not part of a tank or reservoir of water, it is simply condensed water which has collected while the refrigeration unit has been operating. However, at the first sign of a leak, get in touch with a qualified HVAC engineer, such as the ones we have here at A&E Air Conditioning and Heating and let’s get your system looked at before too much damage is done to your home.

    Also, don’t panic, as it is not always a costly repair that is required to fix the problem. The two most-common problems are a blocked drain line, and a rusted or cracked drain pan.

    A blocked drain line is usually the result of a buildup of what we technically refer to as ‘gunk’. You know the stuff, pretty indescribable and made up of goodness knows what, but it never looks very nice. We have all the equipment needed to clean out your drain line and have your HVAC system operating without flooding your home!

    One of the problems with plastic is, over time, it can become brittle and crack when moved. One of the problems with metal is, over time, it can rust and disintegrate. Because HVAC drain pans are made of one or the other material, at some point you may need to get a replacement drain pan fitted.

    If you want to avoid water damage from a faulty HVAC system, then there are a few preventative measures you can take:

    1. Have cleaning as part of your regular maintenance contract
    2. Have an overflow shut-off device fitted to avoid water overflow if the drainage pipe becomes blocked
    3. Have an alarm fitted under the A-coil which will sound off if any water comes into contact with it
